What you need to know is that initially, we will negotiate with lenders to pay for our service fee.  Although we have been successful with lenders agreeing to pay our loss mitigation fee there are instances where some will not.  When lenders decline to pay our fee, we will notify all parties involved in the transaction and discuss alternatives for payment.  To learn more visit our Investor FAQ.

Teaming with the Investor (the relationship)

  • We are hired by the Investor to negotiate the short shorts and that we charge a fee for negotiation services.

  • Short sale transactions take between 30-90+ days to approve, but we will do our best to reduce that timeframe but cannot guarantee it.  Purchasing a short sale requires patience and flexibility so please keep that in mind.

  • Your offer cannot be contingent on the sale of another property.  The lender may view that as a “deal breaker” and unable to close on time.

  • Short sale properties are always purchased "As-Is".

  • You must be able to close within 45 days maximum from approval.
